Viking Hollow: New Grand Rapids-Area Development Offers 'Affordable-ish' Homes

New "Viking Hollow" Development Promises Affordable-ish Single-Family Homes North of Grand Rapids

A new housing development called Viking Hollow is breaking ground north of Grand Rapids, Michigan, aiming to address the area's ongoing housing shortage with single-family homes starting at $275,000. Located in Plainfield Township, the 240-acre project by Orion Development promises a blend of affordability and lifestyle amenities, though “affordable” in the current market remains a relative term. The development is positioned to appeal to first-time homebuyers, downsizers, and families seeking a more rural setting while remaining connected to Grand Rapids’ amenities.

The development will be situated off 10 Mile Road NE and Patterson Avenue, placing it within the Cedar Springs school district. Orion Development, a privately held company based in Grand Rapids, purchased the land in December 2023 and is moving forward quickly with construction, having already received approvals from Plainfield Township. The first homes are slated to be available in the fall of 2024, with the entire project expected to be completed within 5-7 years.

What’s Being Built?

Viking Hollow isn’t a cookie-cutter development. Orion plans to offer a variety of home styles and sizes to cater to a broader range of needs. The initial phase will focus on ranch-style and two-story homes ranging from 1,400 to 2,200 square feet. These homes will feature 3-4 bedrooms, 2-3 bathrooms, and two-car garages. Model homes are currently under construction and open for preview.

A key differentiator for Viking Hollow is Orion’s emphasis on included features that are often considered upgrades in other developments. The base price of $275,000 includes granite countertops, stainless steel appliances, and a finished basement – features that would typically add significant cost elsewhere. This strategy is a direct response to the market demands for move-in ready homes without extensive personalization costs.

However, potential buyers should be aware that lot premiums will add to the base price, and upgrades beyond the included features will, of course, be available. The article notes that lot sizes will vary, offering options for privacy and outdoor space.

Addressing the Housing Crunch - and the Plainfield Township Context

Grand Rapids and its surrounding areas have experienced a significant housing shortage for several years, driven by population growth and limited new construction. This has led to rapidly increasing home prices and fierce competition among buyers. While $275,000 isn’t inexpensive, it's at the lower end of the price range for new single-family homes in the Grand Rapids metro area, making Viking Hollow an attractive option for those priced out of other markets.

Plainfield Township, in particular, has been experiencing significant growth. The township has seen a steady increase in building permits in recent years, reflecting the demand for housing in the area. The township's plan to improve 10 Mile Road NE to accommodate increased traffic from developments like Viking Hollow demonstrates a commitment to supporting growth while addressing infrastructure needs. The road improvement project, a $4.8 million investment, is slated for 2025 and will widen 10 Mile Road NE to three lanes between Patterson Avenue and 13 Mile Road NE. This will be crucial for managing traffic flow as Viking Hollow and other nearby developments are completed.

Amenities & Community Focus

Orion Development is positioning Viking Hollow as more than just a housing development; they envision a vibrant community. Plans include over 30 acres of green space, walking trails, and a community clubhouse with amenities like a fitness center and a gathering space. They also intend to incorporate a playground and picnic areas. This emphasis on community amenities is intended to attract families and foster a sense of belonging.

Beyond the on-site amenities, Viking Hollow’s location offers residents easy access to nearby parks, recreational areas, and shopping centers. The proximity to US-131 provides convenient access to Grand Rapids and other regional destinations.

The Bigger Picture: A Shift in Development Style?

While many developers are focusing on higher-end or multi-family housing, Viking Hollow represents a slightly different approach. By focusing on single-family homes with included features, Orion is attempting to offer a more accessible entry point to homeownership. Whether this strategy will be successful remains to be seen, but it could signal a shift towards more pragmatic development in response to the ongoing housing crisis.

The success of Viking Hollow will likely depend on a variety of factors, including continued economic stability, interest rates, and the overall supply of housing in the Grand Rapids area. However, the development offers a glimmer of hope for those seeking affordable-ish homeownership opportunities in a desirable location.
