NASHUA, N.H. - After two decades of dormancy, Nashua's landmark Mohawk Tannery site is poised for a dramatic transformation. Ocean Point Partners' proposed 'Tannery Falls' development promises to inject new life into a historically significant, yet currently underutilized, 22-acre parcel of land. The ambitious project, which includes a diverse range of housing options, has sparked both excitement and cautious optimism within the community.

For over 150 years, the Mohawk Tannery served as a cornerstone of Nashua's industrial identity. Established in the mid-19th century, the tannery benefited from Nashua's access to both water power - crucial for the tanning process - and a growing textile industry that provided a ready market for leather goods. The smell of tanning chemicals was, for generations, synonymous with the city itself. However, changing economic conditions and increased global competition ultimately led to the tannery's closure in 2000, leaving a gaping hole in the local economy and a vast, vacant property.

The 'Tannery Falls' proposal envisions a mixed-use development comprised of single-family homes, townhouses, and apartment buildings, aiming to cater to a broad spectrum of residents. This approach reflects a growing trend in urban planning - the creation of walkable, mixed-income communities that foster a sense of belonging and reduce reliance on automobiles. The developers have stated their intention to incorporate green spaces and pedestrian-friendly pathways throughout the site, creating a park-like setting that complements the adjacent Nashua River.

Nashua Mayor Helen Klare expressed enthusiastic support for the project, stating, "This is a really exciting opportunity to bring new life and vibrancy to a historic part of the city." She highlighted the potential for increased tax revenue, job creation during construction, and a boost to local businesses.

However, the project isn't without its challenges. Residents have voiced legitimate concerns regarding the potential impact on traffic patterns, particularly in the surrounding neighborhoods. The influx of new residents will inevitably strain existing infrastructure, and mitigating congestion is a top priority for both the developers and city officials. Ocean Point Partners is currently conducting traffic studies and exploring options for road improvements, including potential signal optimizations and the creation of dedicated bike lanes.

Another key concern revolves around the preservation of the iconic tannery buildings themselves. While the existing structures are dilapidated, many residents believe they represent an irreplaceable piece of Nashua's heritage. Mark Landers, a principal at Ocean Point Partners, acknowledged these concerns, stating, "We're working closely with the city and the community to make sure this development is a success and honors the history of the site." Preliminary plans suggest that certain historically significant elements of the tannery will be incorporated into the new development, perhaps as community spaces, retail areas, or even architectural features within the housing units. Detailed assessments are underway to determine the structural integrity of the remaining buildings and identify viable preservation options.

The environmental remediation of the site is also a significant undertaking. Decades of industrial activity have inevitably left a legacy of soil and groundwater contamination. Ocean Point Partners has committed to a comprehensive environmental cleanup plan, adhering to strict state and federal regulations. This process will involve extensive testing, removal of contaminated materials, and ongoing monitoring to ensure the long-term health of the environment. Funding for the remediation is expected to come from a combination of private investment and potential state and federal grants.

The developers are aiming to begin construction in the spring of 2025, with an estimated completion timeframe of three to five years. If successful, 'Tannery Falls' will not only provide much-needed housing options for Nashua residents but will also serve as a model for the adaptive reuse of industrial sites, demonstrating how historic landmarks can be revitalized to meet the needs of a modern community. The project will undoubtedly be a focal point of discussion and debate in the coming months, as Nashua navigates the complexities of balancing progress with preservation.
