Greenville's Unity Park Development Sparks Excitement and Concerns

GREENVILLE, S.C. (March 4, 2026) - The ambitious Unity Park development project on Greenville's west side continues to generate both excitement and apprehension as plans solidify for a mixed-use complex encompassing affordable housing, a hotel, and a bar. Approved by the City Council late last year, the project aims to address the city's growing housing needs while capitalizing on the burgeoning popularity of the Unity Park area. However, long-time residents are voicing concerns about potential displacement and the preservation of their neighborhood's character.
The project, spearheaded by Brannon Development, proposes a large-scale development featuring 370 residential units, with a significant portion dedicated to affordable housing. Accompanying the housing will be a 150-room hotel and a commercial space currently slated to house a bar, though developers indicate they are open to other retail or restaurant tenants that would complement the park and surrounding community. The overall goal, according to Mayor Knox White, is to create a more diverse and integrated community.
"This isn't just about building more housing; it's about building a community," Mayor White stated during a recent press conference. "We want to ensure Greenville remains accessible to people of all income levels. Mixing different housing types within a single development, close to amenities like Unity Park, is a crucial step in achieving that."
Developer Dave Brannon emphasizes the affordability component as a core tenet of the project. "We understand the critical need for more affordable housing options in Greenville," Brannon explained. "This project isn't just about maximizing profit; it's about contributing to the city's long-term sustainability and providing homes for essential workers, young families, and seniors." The details of the affordable housing component are still being finalized, but preliminary plans suggest a tiered system, offering units at varying income levels to cater to a wider range of needs.
However, the promise of affordability isn't calming all concerns. Residents like Sarah Johnson, a long-time homeowner in the adjacent neighborhood, fear the development will lead to gentrification and displacement. "We've seen this happen in other cities," Johnson explained. "New development drives up property taxes and rents, making it impossible for long-time residents, particularly those on fixed incomes, to stay. We're not against progress, but we want to ensure it benefits everyone."
The concern over rising property values is valid, according to a recent study by the Greenville Housing Coalition. The study predicts a potential 15-20% increase in property values within a half-mile radius of the Unity Park development over the next three years. While this benefits homeowners, it also presents a significant challenge for renters and those with lower incomes.
To mitigate these concerns, the city is exploring several options, including property tax relief programs and rent control measures. However, such measures often face political opposition and legal challenges. Another avenue being considered is the creation of a community land trust, which would allow the city to purchase land and maintain affordability in perpetuity.
Beyond the housing concerns, some residents have also expressed reservations about the addition of a bar, citing potential noise and disruptions. Developers have pledged to work closely with the community to address these issues, including soundproofing measures and responsible operating hours. They also point to the potential economic benefits, such as job creation and increased tax revenue.
Construction is slated to begin in the first quarter of 2027, with the first phase of residential units expected to be completed by late 2028. The city and developers are hosting a series of town hall meetings in the coming months to continue the dialogue with residents and address any remaining concerns. The success of the Unity Park development will ultimately depend on finding a balance between economic growth, community preservation, and ensuring equitable access to housing for all Greenville residents.
