A Beacon of Hope: Madison Breaks Ground on Triangle Affordable Housing Project

Madison is taking a significant step towards addressing its housing crisis with the groundbreaking ceremony for the Triangle Apartments, a new affordable housing development located at 1318 Williamson Street. The project promises to bring much-needed stability and opportunity to individuals and families struggling to find safe and affordable places to call home in the city.

The Triangle Apartments represent more than just bricks and mortar; they symbolize a commitment from the City of Madison, Dane County, and developer Gorman Companies to tackle the persistent issue of housing affordability. The project is estimated to cost $35 million and will ultimately deliver 108 units across three buildings, catering to individuals earning between 30% and 60% of the area median income (AMI). This translates roughly to incomes ranging from approximately $29,460 to $58,920 for a single person.

The need for affordable housing in Madison is undeniable. Years of rising property values and stagnant wages have created a significant gap between what people earn and what they can afford to pay for rent. This has forced many residents to make difficult choices, often sacrificing other essential needs just to keep a roof over their heads. The Triangle Apartments project is being funded through a combination of public and private resources. Dane County contributed $5 million in American Rescue Plan Act (ARPA) funds, while the City of Madison provided $1.7 million in tax increment financing. Gorman Companies, the developer, secured low-income housing tax credits, which are crucial for making these units financially viable. The Wisconsin Housing and Economic Development Authority (WHEDA) also played a key role in securing funding through their tax credit allocation process.

"This is a really important day for our community," stated Mayor Satya Rhodes-Conroy during the groundbreaking ceremony. "The Triangle Apartments will provide much-needed housing options for families and individuals who are struggling to make ends meet." She emphasized the importance of continued collaboration between government, non-profit organizations, and private developers to address the ongoing affordable housing shortage.

Beyond providing safe and stable housing, the Triangle Apartments project aims to foster a sense of community and offer supportive services to residents. The development will include amenities such as a community room, fitness center, and outdoor space designed to encourage social interaction and promote well-being. Gorman Companies has also committed to partnering with local organizations to provide on-site resources like job training, financial literacy workshops, and childcare assistance.

The location of the Triangle Apartments is strategically significant. Situated near public transportation routes and essential services along Williamson Street, it offers residents convenient access to employment opportunities, healthcare, and other vital amenities. This accessibility is particularly important for individuals with limited incomes who may face challenges in accessing resources located further away.

While the groundbreaking marks a major milestone, construction of the Triangle Apartments is expected to take approximately 18 months. The first units are anticipated to be available by late 2025. The project’s success will serve as a model for future affordable housing initiatives in Madison and throughout Dane County.
